Management Fees

We give the property owner 2 options.

 

OPTION 1:  A one-time rental agreement in which we are contracted to perform the following:

1. Inspect the property, assess condition of rental and recommend a rental price based on comparables and condition

2. Advertise the property for rent using several resources (depending on the property) Internet, Newspaper, Multiple Listing Service, Yard Sign

3. Interview prospective tenants for the property. We conduct credit, criminal and when possible prior tenancy checks.   We select a tenant for your consideration.  We can also schedule a meeting for building owner to meet prospective tenant.

4. Prepare lease, review with tenant, have lease signed and collect security deposit and first month of rent. Checks are made payable to building owner or designated business account.

5. Security deposit, rent and original lease agreement are provided to building owner. 

We charge a one-time leasing fee equal to 1 months' rent.

 

OPTION 2:  A one year management agreement in which we are contracted to perform the following:

1. Inspect the property, assess condition of rental and recommend a rental price based on comparables and condition.

2. Advertise the property for rent using several resources (depending on the property) Internet, Newspaper, Multiple Listing Service, Yard Sign

3. Interview prospective tenants for the property. We conduct credit, criminal and when possible prior tenancy checks. We select a tenant for your consideration. We can also schedule a meeting for building owner to meet prospective tenant.

4. Prepare lease, review with tenant, have lease signed and collect security deposit and first month of rent.

5. Establish a new checking account for building rental(s).  Checks are made payable to designated business account and security deposit and rent are deposited. Copy of lease and online access to account are provided to building owner.

5. Handle all issues and day to day management of the rental including receiving rents, addressing maintenance issues through our 24 answering service, paying all bills, meeting with vendors, handling repairs issues, providing monthly reports

We charge a one-time leasing fee equal to 1 month rent and a monthly management fee of 7% to 8% of rents collected depending on the condition of the building.  A flat rate of $100 per month for single family homes or single condos.   

The repairs conducted are performed by either our in-house maintenance staff or can be handled with vendors the owner may have and wishes to use.  We can also tailor maintenance services to include only those that you want us to do.
